Preparing for a showday: a full checklist for sellers

Category News

Getting your home showday-ready involves more than a basic tidy-up and mowing the lawn! A showday is one of the greatest selling tools in real estate. It's your opportunity to allow would-be buyers to fall in love at first sight. Jawitz Properties has put together some hot tips to assist in setting up for showday.

  1. Enhance your curb appeal

You've heard the expression "first impressions last" - and it most definitely applies to your home. Your gate, front garden and front door are the first things a would-be buyer will see when they arrive at your showday.  Here are five ways to enhance your curb appeal:

  • Make sure your lawn and front garden are looking their best. Mow the lawn, trim the edges and freshen up flower beds with bursts of colour.
  • Clean your driveway and walkways with a power washer or hosepipe to remove dirt, grime and stains.
  • Give your front door a fresh coat of wood stainer or coat of paint that complements the rest of your home's exterior.
  • Wash your front windows to ensure that they are streak-free and sparkling.
  • Remove any clutter such as toys or bikes.
  1. Highlight key features of your home

A showday is the perfect opportunity to flaunt your home's key features. For example, if you have a stunning outdoor entertainment area, ensure that your furniture is arranged to showcase how these areas can be used for relaxing and entertaining. Similarly, if your kitchen and living space have an open floor plan, ensure that furniture is arranged to accentuate this.

Another great way to highlight key features of your home is to ensure that your property practitioner is aware of them and how they work. Your real estate practitioner can show and tell the special features like smart-home features, energy efficiency boosters or irrigation systems while showing prospective buyers around your home.

  1. Declutter

A clean, clutter-free home signals to prospective buyers that your property is well-maintained and cared for - and that's just one of the reasons why decluttering is so important. Clutter also makes your home feel unnecessarily cramped and can detract from the beautiful features of your home. Decluttering takes time, so be sure to start as far in advance as possible.

  1. Create a welcoming atmosphere

The first step to creating a welcoming atmosphere is ensuring that your visitors will be comfortable. In summer, that means creating a cool and airy environment, while if you were selling in winter, it would mean adding plush throws and cushions to create the idea of warmth.

Ensuring that your home has a pleasant, neutral scent can also go a long way towards creating a welcoming atmosphere - the presence of flowers always adds that homely feel.

Showdays are a great way to show your home to a wide pool of prospective buyers. You can trust the Jawitz Properties team to put their decades of showday experience to good use to find a buyer for your home. Get in touch if you're interested in selling your property efficiently.
