Summer is here, and wouldn’t it be wonderful to own a piece of South Africa’s coastal paradise? Whether it would be your primary residence, a holiday home or a sound investment, buying coastal property in South Africa is more than a trend: it’s a dual investment in your family’s future and an abundance of happy memories waiting to be made. While we are truly spoilt for choice when it comes to South Africa’s coastline, Jawitz Properties has highlighted some of coastal locations that savvy investors should know about.

Coastal idylls in the Western Cape

 Cape Town’s coast is breathtaking from end to end, but the Atlantic Seaboard offers arguably the most majestic vistas of all. From the V&A Waterfront to Hout Bay, the array of suburbs that make up the Atlantic Seaboard has much to offer discerning investors.

Lightstone data reveals that Sea Point is one of the Atlantic Seaboard suburbs offering exceptional luxury. Over and above its elegant real estate, Sea Point is renowned for its promenade, nightlife and dramatic coastal scenery.

88% of properties in Sea Point are in sectional titles, meaning that security is part of the package. There has been a major uptick in Sea Point’s popularity among buyers between the ages of 18 and 35. Data shows that the youth market accounts for just 7% of stable owners, while 23.44% of recent buyers fall into this age category. The price of both sectional titles and freeholds in Sea Point has been rising steadily since 2022, making this much-loved suburb a great investment opportunity.

If you’re not sure whether a freehold or sectional title will be your ideal Atlantic Seaboard home, Fresnaye is a great suburb to look at. With 52% of available properties being freeholds and 48% sectional titles, you’re spoilt for choice. Fresnaye appeals to buyers across the board, with 20% of recent buyers being classified as “youth”, 35% being “middle-aged” (between 36 and 49), and 36% in the “mature” category (between 50 and 64).

Property prices in Fresnaye paint a similar picture to Sea Point, with both freeholds and sectional titles having grown from strength to strength since 2022. The suburb is loved for many reasons, including its exclusivity, shelter from Cape Town’s infamous south-easter wind and scenic views.

Cape Town’s South Peninsula offers another coastal gem in the Western Cape. Suburbs like Noordhoek, Scarborough and Kommetjie all offer their own unique appeal. In Noordhoek, you’ll find a white-sand beach that seems to go on for kilometers and shaded streets where children ride horses. Scarborough is well loved for its unspoilt beaches and striking landscapes with mountains, fynbos and rugged coastline. Kommetjie is known for its picturesque promenade, famous surf breaks and for being home to the tallest cast-iron lighthouse in South Africa.

The median price of freeholds in Noordhoek has become slightly more affordable in 2025, from R15 700 000 in 2024 to R15 000 000 in 2025, making now a great time to make an investment here.

Kommetjie is an idyll for those looking for freestanding homes, which make up 96% of properties on the market. More than half of Kommetjie’s homeowners have owned their properties for at least 11 years, which speaks volumes about the way of life on offer here. Kommetjie’s freeholds have risen exponentially in value over the past two years, with the median price jumping from R1 200 000 to R4 150 000.

There are no sectional titles on the market in Scarborough, and residents love the area for its expansive properties and jaw-dropping sea views. The median price of Scarborough homes has dipped gently in 2025, so now is an ideal time to check out properties on the market.

Where the warm Indian Ocean beckons in KZN

Ballito, on KwaZulu-Natal’s north coast, is home to an array of residential estates, stunning beaches and an enviable way of life. It’s home to some of KZN’s cleanest family-friendly beaches and great surf spots. The beaches, together with the nearby nature reserves and mountain-bike trails, make it an ideal home for outdoor enthusiasts. Security concerns and lifestyle factors draw many buyers to Ballito’s various secure estates, such as Elaleni Coastal Forest Estate, Brooklyn Estate and Palm Lakes Estate amongst many others. Over and above security features, these estates boast features like golf courses, clubhouses, gyms and pools, making them both a home and a way of life.

Ballito has transformed from a holiday town into a full-service urban hub, and the statistics clearly show that buyers are capitalising on this opportunity – particularly those in the “middle-aged” age category. 44% of recent buyers are between 36 and 49, with another 28% being in the “mature” category. This coastal retreat is also becoming more popular with the youth market. While just 7% of Ballito’s stable owners fall into this category, the youth market accounts for 18% of recent buyers.

 There’s good news for prospective buyers in Ballito: the median price of sectional titles has remained steady for the past two years, giving you an ideal opportunity to buy your piece of paradise. The median price of freeholds has edged down slightly from its 2024 high and the price of vacant land is now significantly lower than it was two years ago. If you want to build your own dream home in Ballito, now is the time to invest in land.

Where nature meets opportunity on the Eastern Cape coast 

East London is a haven of uncrowded beaches, dramatic dunes and scenic coastal appeal. It can also be a considerably more affordable investment locale than the Western Cape, with great potential for capital appreciation as the city grows. If you’re looking for surfing, swimming and outdoor living opportunities in an off-the-beaten-track setting, East London could be your dream home.

There are various coastal havens to choose from if you’re interested in making East London your home. Gonubie offers a quiet and scenic coastal lifestyle without the bustle of larger cities. Renowned for its iconic wooden boardwalk, Gonubie boasts a river/sea meeting point and a relaxed small-town vibe.

Freeholds and freeholds in estates dominate the real estate market in Gonubie, making up more than 82% of market stock. Gonubie is another area showing an uptick in popularity among young buyers. The youth market comprises just 7% of stable owners, but 26% of recent buyers. Gonubie’s freeholds enjoyed a big jump in value in 2023 and have continued to rise steadily ever since.

As one resident of Nahoon aptly said, “living here means that the beach is effectively your backyard”. Calling Nahoon home means that you’ve got excellent surfing, paddleboarding and beach-walking opportunities right on your doorstep. Nahoon is an area also known for its spacious homes and peaceful residential ambience. This is another area of East London where freehold properties reign supreme, making up 83% of market stock. The median prices of both freeholds and sectional titles have eased from their 2024 highs, so now is an ideal time to invest in Nahoon real estate.

Beacon Bay is another East London suburb that offers proximity to beautiful beaches, walking trails and surfing spots. Being one of East London’s best-equipped suburbs, it offers the best of both worlds: beauty and convenience. The market stock mix in Beacon Bay comprises approximately 78% freeholds and 22% sectional titles. This means that would-be buyers are spoilt for choice, and given that the median price of sectional titles has moderated in 2025, now is an ideal time to invest in sectional title property in Beacon Bay.
