Ballito is one of the fastest growing towns in South Africa and since the airport moved to the North Coast in 2010 there has been a surge in residential developments. Many investment opportunities with increased rental values have offered greater returns.

Ballito is a beautiful growing coastal town offering everything for both permanent living as well as holidays. Our tropical climate allows for all year round good weather attracting many people wanting to escape their cold winters elsewhere.

According to your feedback and recent trends, do investors prefer buying property near the beach or in other places in Ballito?
Investment returns are greater near the beach and certainly with sea views and easy access, however, we do find investors buying in all spots in Ballito and not just near the beaches. Off-plan properties in smaller estates that offer good security are very popular with investors as well.

According to the markets, are people investing in Ballito for retirement, holiday homes, a first home or others?
People are flocking to Ballito for many reasons. Ballito is still essentially considered as a 'second home' market for holiday apartments, however, with the growth of industry on the North Coast, it is changing fast to be a more permanent residential destination. We also have several retirement opportunities which are in great demand.

According to a recent FNB report, younger buyers are choosing to invest in Ballito. 12% of those aged between 26-30 years have made purchases, while only 1% have sold their Ballito properties. The age groups of 61-65 have tackled the purchasing market, while the biggest sellers are aged over 65 years. The report also states that 59% of the properties in Ballito are sectional title while 41% are full title.
