3 things the start of level 3 lockdown means for the property market

When South Africa went down from level four to level three lockdown on 1 June, it meant three big things for the property industry. Firstly, under level three of the government's framework in response to the outbreak of COVID-19, it is considered safe enough for estate agents to continue with many aspects of their work. This is great news for those looking to buy, sell, rent or lease a property. The second piece of good news is that properties can be viewed again - and that there are stringent safety protocols in place to keep you safe in the process. Lastly, the third piece of good news is that ever since South Africa moved from level five to level four, Deeds Offices around the country have been open to facilitate the transfer of properties.

Fact 1: Jawitz Real Partners are back in business

Jawitz Real Partners are back in business under level three, and it's all systems go - albeit as remotely as possible - for the signing of offers to purchase and rental agreements. Strict protocols have been put into place for their safety and yours, and any conversations which can be conducted over the phone or a video call should be handled in this way. Anyone who does need to visit one of the Jawitz branches will be required to wear a cloth mask, sanitise their hands on entry and exit, and fill in a health declaration form. For the sake of everybody's health, visits are only allowed by appointment during this time.

Fact 2: Safe property viewings are now possible

While showhouses are still not an option during level three, property viewings with an agent and a maximum of two potential buyers are permitted. Potential buyers are encouraged to make use of a digital viewing first, to ensure you only physically view properties that you are particularly interested in. Jawitz Properties has put a number of stringent safety protocols in place to ensure that these viewings are done safely in the COVID-19 era.

  • A social distance of 1.5 metres will be maintained between you and the agent at all times.
  • Fabric masks will be worn by both the agent and those viewing the property.
  • Hand sanitiser will be provided, and your hands must be sanitised at the start and end of the viewing.
  • Bathrooms may not be used during viewings.
  • No pens, business cards or printed brochures will be shared during a viewing. All documents will be sent by email or WhatsApp.
  • All internal doors will be opened before the viewing, and you are asked to avoid touching anything as far as possible.
  • Prior to the viewing, you will be asked to digitally fill in a Jawitz Properties health declaration form.

Property sellers will be encouraged to not be in the home at the time of your viewing if this is possible. Otherwise, they will stay in one part of the house while you look around so that social distancing is prioritised at all times.

Fact 3: Deeds offices remain open

South Africa's Deeds Offices were permitted to open their doors at the start of level four lockdown, meaning that the registration of property transfers became possible at that point. This means that property transfers that went into a state of limbo at the start of lockdown are now able to proceed. Health protocols have been put into place at every Deeds Office around the country to ensure the safety of everyone involved.
