Why use 'For Sale by Private Tender' (SBPT) to sell you property?

Firstly, there is a finite period of time in which potential buyers have both an opportunity to view the property and put in an offer (by the offer deadline). This is important where the seller has a limited time period in which to sell their home.

While auctioneering is a tried method of selling property, there is no doubt that potential bidders have a 'bargain price' mentality at an auction. With SBPT, each potential buyer will not know what offers they may be competing against as in an auction. This may encourage potential buyers to put in a higher offer than they would normally have bid in an auction.

All offers are submitted to seller who then has the opportunity to consider not only the highest offer but also the best quality offer. This is especially important given the current bank lending criteria.

In addition, should no offer be initially acceptable to the seller, we will have an opportunity to approach the buyers to negotiate higher offers.
